Architecture for developers, builders and landowners
Location,

California now lets you build more homes on the land you already own, and many projects will be approved in days without a hearing. Our principal has designed, built and developed his own projects, so we know what it takes to get one built.

Build more homes on the same land
SB 1123, SB 9, the Density Bonus Law, ADUs and your city's own programs, explained by someone who has used them on real projects.
Housing laws → HomeownersA custom home, an ADU or a lot split
Modern custom houses on the Central Coast, and simple ways to add a unit or two to a property you already own.
Custom homes →How many homes can your site hold?
Four state laws decide most of the answer, and each fits a different kind of site. We run every site through all four before we recommend anything.
Recent case studies
Where choosing the right state or local program changed what a site could hold.

Burnside Avenue, Los Angeles
Two lots and three units became six fee-simple lots and ten homes.

Pacific Avenue, Long Beach
Twelve homes with one affordable unit instead of two, a quarter mile from transit.

Artesia Boulevard, Long Beach
Built. The first project under North Long Beach's new zoning: five family-size townhomes.

Oakwood Avenue, Los Angeles
Transit incentives took a 19-unit site to 31 apartments.

Randall Avenue, Rialto
48 multigenerational townhomes held under tighter-than-published zoning.

Pickford Street, Los Angeles
Built. Four units became six after construction, with two ADUs.

Designed to be built
Some design standards carry a construction cost that is easy to miss on paper, like deep window recesses, large wall offsets or a commercial-height ground floor on a residential street. Our job is to meet the intent of each standard at a cost the project can carry, and to use the relief state law provides when the two can't both work.
